Paper or the Welcome card?

The checklist works either way. The Welcome card changes the sign-in station and what's left to do after.

What happens when a visitor taps

  1. Tap

A visitor taps the card by the door. Your sign-in page opens in their phone's browser. They don't need the app.

  2. Sign in

Name, mobile number and email. Then optional questions: rent or own, timeline, the three ratings and “Was I helpful?”

  3. Follow up

The contact lands in your MVB CRM and you get an email. A follow-up is scheduled, and their answers are saved as a note.

The Digital Lead Capture Kit includes a digital keychain, a premium metal digital registration card for open houses and a customized digital business card. It comes with the My Virtual Boss annual plan, which includes your Pro app subscription.

Before, during and after

Seventeen checks in four groups, the same as the printable. Here is why each group matters.

1 of 4

The week before

Most open-house problems start here: the wrong time, a locked gate, a dog nobody mentioned.

  • Confirm the property, date and time with the seller
  • Review property information and showing instructions
  • Ask about pets, valuables and rooms that are off limits
  • Tell someone where you will be and when you will finish
  • Print sign-in sheets and feedback forms, or test the Welcome card
2 of 4

Day of, before the door opens

Walk every room before the first visitor does. Lights on, signs out, sign-in ready.

  • Check access, lights and every room
  • Place permitted signs and check the entrance
  • Set out the sign-in sheet, pens or Welcome card
  • Keep property information and your contact details ready
  • Charge your phone and know the exits
3 of 4

During

Your job is the greeting, the sign-in and one note per visitor. The house does the rest.

  • Greet each visitor and ask them to sign in
  • Ask for Clean, Well cared for and Priced right ratings
  • Write one note per visitor while it is fresh
4 of 4

After

The open house pays off in the next 24 hours, when you call while they still remember you.

  • Secure the property and follow the seller's instructions
  • Send the seller a feedback summary
  • Add paper contacts to your MVB CRM and set follow-ups
  • Call or text the shortest timelines first

The open house door script

Five lines. Say them in your own words; the order is what matters. Sign-in first, feedback last.

  1. At the doorWelcome. I'm the agent hosting today. Please sign in here before you look around.
  2. One easy questionAre you looking for yourself, or getting a feel for the neighborhood?
  3. While they lookTake your time. I'll be in the kitchen if you have questions.
  4. On the way outWhat did you think of the home's condition and price? It helps the seller.
  5. Before they leaveCan I send you the details on this one, and anything similar that comes up?

With the Welcome card, the first line becomes “Please tap the card to sign in.” The ratings you ask for on the way out are already on the sign-in page.

After you lock the door

Secure the house the way the seller asked. Then the follow-up starts, and it should start the same day.

  1. Before you leave

Lights, doors and windows as you found them. Text the seller that you're done.

  2. That evening

Put every visitor in your MVB CRM with a follow-up date. The sign-in sheet has the columns you need.

  3. The next morning

Call or text the shortest timelines first. Then send the seller the feedback summary.

With the Welcome card, sign-ins are already in your MVB CRM with a follow-up scheduled, and you get an email for each one.

Questions agents ask

What should be on an open house checklist?

Confirming details with the seller, safety, signs, the sign-in station, greeting and feedback, locking up, and the follow-up. This one groups 17 checks into before, day of, during and after.

What do you say to visitors at an open house?

Welcome them, say who you are and ask them to sign in before they look around. Ask one easy question. On the way out, ask what they thought of the condition and price. The door script on the checklist has the exact lines.

How early should I arrive to set up?

Early enough to walk every room, turn on lights, place signs and set out the sign-in before the start time. Ask the seller when you can get in.

What should I do after an open house?

Secure the house the way the seller asked. That evening, put every contact in your MVB CRM with a follow-up date. Send the seller a feedback summary by the next morning.

Is the checklist free?

Yes. Download the PDF or print it from this page. No email form, no sign-up.
