How cash to close is calculated
Cash to close is the down payment plus the buyer's closing costs. The calculator also shows the loan amount and the monthly principal and interest, because the buyer will ask.
- Loan amount
The purchase price minus the down payment.
Price − down payment
- Monthly principal and interest
The payment on the loan alone, at the rate and term you enter. Taxes, insurance, mortgage insurance and HOA dues come on top.
Loan × r ÷ (1 − (1 + r) ^ −n), r = rate ÷ 12, n = years × 12
- Lender and settlement costs
One number for the buyer's closing costs. Replace the default with the figures on the lender's Loan Estimate as soon as you have it.
- Florida taxes on the loan
Two lines Florida buyers with a loan pay that buyers in many states don't: doc stamps on the note and mortgage at 35 cents per $100 borrowed, and intangible tax at $2 per $1,000. Include them in lender and settlement costs.
Loan ÷ 100, rounded up, × $0.35, plus loan × 0.002
- Total cash to close
Down payment plus closing costs. The escrow deposit is usually credited at closing, so it comes out of this total, not on top of it.
Down payment + closing costs
Worked example: $500,000 purchase
$100,000 down (20%), 6.5% for 30 years, and $12,000 entered for lender and settlement costs.
- Purchase price
- $500,000
- Loan amount
- $400,000
- Monthly principal and interest
- $2,528
- Down payment
- $100,000
- Closing costs entered
- $12,000
- Total cash to close (estimate)
- $112,000
In Florida, $2,200 of those closing costs is the loan taxes alone: $1,400 in doc stamps on the note and $800 in intangible tax on $400,000.
What usually sits in a buyer's closing costs
Every lender and title company itemizes differently. These are the lines to ask about when a Florida buyer wants a closer number.
- Origination or points, appraisal and credit report
- Lender's title policy, plus the owner's policy where the buyer pays it (custom in Miami-Dade and Broward)
- Doc stamps on the note, intangible tax and recording fees
- Survey and inspections
- Prepaid homeowners insurance and months of property tax for escrow
- HOA or condo application and transfer fees

Questions agents ask
How much are closing costs for a buyer in Florida?
It depends on the loan, the lender's fees and the county. Two lines are set by law: doc stamps on the note at 35 cents per $100 borrowed and intangible tax at $2 per $1,000. On a $400,000 loan that's $2,200. Get the rest from the lender's Loan Estimate.
What's the difference between closing costs and cash to close?
Closing costs are the fees and taxes for the purchase and the loan. Cash to close is everything the buyer brings: the down payment plus those costs, minus credits and the deposit already paid.
Can the seller pay the buyer's closing costs?
Yes, if both sides agree in the contract. It's usually written as a seller credit. The buyer's loan program may limit how much credit is allowed, so check with the lender first.
Does the monthly payment include taxes and insurance?
No. It's principal and interest only. Taxes, homeowners insurance, mortgage insurance and HOA dues are added on top. The mortgage calculator in the app includes them.
Who pays the owner's title policy in Florida?
In most Florida counties the seller typically pays. In Miami-Dade and Broward the buyer typically pays, so include it in the buyer's closing costs there.
