How the income goal becomes a weekly number

Three steps: what you keep per closing, how many closings that takes, and how many contacts that takes each week.

Commission retained per closing

Your side's commission on the average price, times your share after the brokerage split.

Average price × your side % × your share %

Closings needed

Your goal plus a year of business expenses, divided by what you keep per closing, rounded up.

(Goal + expenses) ÷ retained per closing

Contacts per week

Closings divided by your conversion assumption, spread over 52 weeks and rounded up. A contact is whatever you count: a call that reached someone, a door, an open-house visitor.

Closings ÷ conversion % ÷ 52

Worked example: a $100,000 goal

A $500,000 average price, 3% on your side, an 80% share after the split, $12,000 in business expenses and a 2% conversion assumption.

Your side's commission, 3%
$15,000
You keep 80% per closing
$12,000
Goal plus expenses
$112,000
Closings needed, rounded up
10
Contacts per week (estimate)
10

10 closings at 2% is 500 contacts a year, about 10 a week. Change any assumption and the plan changes.

Where the conversion number comes from

Use your own history if you have it. The default here is 2%, the FSBO close rate in the app's Conversion Metrics Guide (2 closings per 100 FSBO calls). The guide uses 1 closing per 100 expired calls.

These are planning assumptions, with no promise of income or closings.

Questions agents ask

How many closings do I need to make $100,000?

It depends on your average price, commission, split and expenses. At a $500,000 average, 3% on your side, an 80% share and $12,000 in expenses, it's 10 closings. Enter your own numbers above.

How do I account for my brokerage split?

Enter your share after the split as a percentage. On an 80/20 split, enter 80. Put desk fees, caps and transaction fees in annual business expenses.

What conversion rate should I use?

Your own, if you track it. If you don't, start with a conservative number. The app's Conversion Metrics Guide assumes 1 closing per 100 expired calls and 2 per 100 FSBO calls.

Is this income before taxes?

Yes. Most agents are paid as independent contractors, so set aside money for income and self-employment tax on top of business expenses.
